Why a Full Roof Replacement Is Better Than Reroofing

Have you ever noticed that many roofing systems across the country are made from asphalt shingles? One of the biggest reasons why they’re so popular is because they’re relatively inexpensive, but offer excellent protection against different weather elements. They still need regular care and maintenance, however, to ensure they stay in good condition throughout their expected lifespan.

If your roof is already at the end of its lifespan and planning a replacement, are you considering reroofing to save money? Renovation Team strongly recommends against this, and here’s why:

It’s Not Worth the Cost

Reroofing isn’t recommended by most professional contractors simply because it won’t last as long as a full roof replacement. If your current shingles are visibly curled, loose or in bad condition, reroofing won’t fully address the internal leaks and damage. Most manufacturers’ warranties will also require stripping the old roof before installation, which can become void if you choose to nail new shingles over your old ones.

A Full Replacement Is More Cost-Effective

If you choose to reroof instead of a full roofing replacement, you can expect to pay for another replacement sooner than you think. Reroofing doesn’t last as long as a full roof replacement since the roof will absorb more heat than normal installations. When this happens, the materials tend to deteriorate faster. And since the old layer is still intact, reroofs also add more weight to your roof, which leads to sagging or collapsing over time.

On the other hand, a full roof installation may be more expensive, but it’s also more cost-effective as they last much longer than reroofing. A full tear-off means all the old roofing material is stripped off and replaced with brand new material. You even get brand new underlayment and an ice/water shield, which help in protecting your roof against ice and water leaks! So, if you want your roof to last for many years, the best course of action is to have the old layer of shingles fully removed before installing new materials.
